RUGER RANCH - A Forever Frontier,

Steeped in Old West tradition,
this majestic 9,000-acre spread offers a rare
combination of unspoiled Arizona wilderness and an
abundant, ready water supply. Tucked beneath the
foothills of Kirkland Peak just 25 minutes from
Prescott, the unspoiled ranch land sits just outside of
the sleepy, storybook town of Kirkland.
Those fortunate enough to have discovered this stunning
geographic gem are quickly staking their claim to this
spectacular land. Ruger Ranch is ideally situated near
two of the areas most distinctive landmarks: Kirkland
Peak and Bismark Mesa. Owners may elect to bring their own builder to
their site or work with local builder, Les Winther, who
offers a spacious, Western style model home which serves
as the information center at the ranch
HISTORY RELIVED
The 9,000 acres that comprise Ruger Ranch are part of
what was known since 1976 as the headquarters of William
B. Ruger, the head of Sturm, Ruger and Company, and the
leading firearms designer of our time. When Ruger passed
away in 2002, his grandson decided to survey the ranch
and prepare it for sale. Ruger was captivated by the
peaceful openness of the land and the ranch house he
dubbed "The Headquarters." The charming, unassuming
ranch house was crafted from white volcanic rock found
in abundance around the ranch. A shooting range out back
pays tribute to the man renowned for designing the
famous Ruger single six-shooter in 1953.
Ruger's love of the land, the glory of the Old West and
fine art is evidenced in a stunning book entitled, After
the Hunt, that showcases his personal collection of more
than 200 prized paintings.
The Headquarters ranch house was the scene of many
lively discussions on the arts, politics and the
highlights of his latest African safari. He was known as
an intellectual, country gentleman and a high-powered
industrialist. His sprawling ranch gave him a sense of
welcomed respite and relaxation that can now be enjoyed
by the fortunate few who will soon make Ruger Ranch
their own private retreat.
FOUR SEASON CLIMATE
Valley of the Sun residents and those seeking a second
or year-round home in a temperate climate will enjoy the
vistas Mother Nature puts on display at Ruger Ranch. A
four-season climate and abundant wildlife make life on
the ranch a visual and sensual pleasure at any time of
the year. As the play of shadow and sunlight drift
across Kirkland Peak, the boulder-strewn hillside
becomes ablaze with deep purple and amber waves that
dance across the sky
A welcomed spring rain shower brings a heavy cover of
dark and deeply roiling clouds that must have reminded
the worldly Ruger of the thickly laden, mysteriously
indigo skies over Kenya. Snow occasionally falls here,
but does not stay for long as the sun breaks through and
warms the day. Summer temperatures range from the
comfortable mid-80s to 90s making for pleasant morning
and early evening hikes and horseback rides.
With the bustling town of Prescott just 25 miles away,
those seeking a more cosmopolitan evening on the town or
a weekend shopping will find all the amenities of a big
city nearby. Founded in 1863,
Prescott is widely known
for its authentic "Whiskey Row," once an infamous
setting for frontier saloons and now a genteel shopping
and dining district. The city sponsors numerous
festivals throughout the year, such as Frontier Days and
Territorial Days, in honor of its history as the former
capital of the territory of Arizona. Prescott is
approximately 100 miles north of Phoenix.
A RANCH OF YOUR OWN
At Ruger Ranch, landowners will be pleasantly surprised
with the simplicity and straight shooting approach of
the "plain language" found in the public report.
Property covenants protect the buyers' investment but
allow the owners to develop their property with their
own distinct style. Ranging from high desert terrain to
low mountains, the average elevation of home-sites at
the ranch is 4,500 feet. The land sits above an abundant
aquifer that can be accessed via wells drilled by
homeowners.
Electricity can be tapped from a main line running along
the graveled roads within the ranch. Homes need to be
finished in earth tones and constructed of 50 percent
wood, stone or glass. Owners can also stable horses and
a few cows at their site, creating their own ranch
homestead. A modest $350 per year homeowner's
association fee helps to maintain the private roads

Deed restrictions permit one subdivision of each 36-acre
site to no less than 15 acres per parcel. "Families can
build a main ranch home then add a second home on the
property to be enjoyed by other family members thus
developing their own frontier homestead that will
become a family tradition," says Sumner. |
